We're having trouble selling our townhouse, so we're considering turning it in to a rental. We do have some equity in the unit. If we try and rent it, is there a percentage of equity we would need to have in it in order to qualify for another loan on a primary residence??? Credit rating is good.

I am planning on moving, but would like to buy another house first, and then sell my current house (which would sell for a higher price than the one I would buy). If I use the equity line to buy a house, would the bank permit me to sell my current house and pay them off at the closing? Kind of a bridge loan without the fees.

How does the equity of a home play a role in the sale of that home? I hear too often that if my home has equity then thats great when it comes time to sell. The way I see it is that If I own a home free and clear then selling the home will allow me to keep all the money. If I still owe 20000 on my home and it has equity of 400k If I sell it for 400k then I simply pay off the balance of my mortgage (20k). Am I missing something here?

How can i get a home equity loan or line of credit to pay off debt,i have delinquent payments on some accounts I was recently divorced, my daughter is in college. I fell behind on some payments on my credit cards in an effort to support my daughters educational needs. I have two homes with approx. $70,000.00 worth of equity. I requested from a local bank where i already have a note to borrow approx. $30,000.00 to pay off all cards and other debts. The banking institution refused my request, stating that i have some delinquent payment issues, on cards, etc. He stated since i have a note with them the only thing he can do, is re-adjust my payments on that particular note i have with them. Why are people with lots of equity in their homes getting foreclosed? I live in Washington, DC and I have noticed that several neighbors have been foreclosed with over 100k worth of equity in their homes. Some company has been buying up these properties and then reselling them for over 100k profit. My question: If the homeowners had that much equity why didn't they just sell at market price and at least saved their equity? Its all a mystery to me!
Should I take out a home-equity line of credit to pay down my mortgage to eliminate PMI? My husband and I are currently paying PMI (Private Mortgage Insurance) on our mortgage. What does a company do with its shareholders equity? What does a company do with its shareholders equity? when they have to pay their expenses, for say, the suppliers they bought materials from... wouldn't they pay that out of the equity instead of out of their revenue... because they are paying you dividends to use your money you have invested... so what are they really using the shareholders equity for? Does anyone know? This is soo confusing. Everybody who answers always gives a different answer.... all i want is one correct answer... could it be such a hard question?
